Realbricks Highlights

Historical performance on Realbricks

Realbricks began reporting property-level operating results in the fourth quarter of 2024. Eleven offerings have been made available to over 35,000 users on the Realbricks platform through September 30, 2026.

Each offering progresses independently. Depending on the property and the applicable offering, a property may move through stages that include acquisition, construction, leasing, active rental operations, periods of vacancy, and, in some cases, sale of the underlying property.  The following timeline illustrates the historical operating status of each offering on Realbricks from 2024 through Q3 2026:

Timeline of Offerings on Realbricks (2024-2026)

An offering’s operational status does not necessarily mean the associated property generated rental income throughout the entire period. For example, an operating property may experience vacancy between tenants. Learn more in How Distributions Work on Realbricks.

Note that historical results reflect the performance of specific properties during specific periods. They do not predict or guarantee future rental income, distributions, property appreciation, liquidity, or investment returns.

The Addition of New Construction Properties

In 2025, Realbricks transitioned its model of property acquisition to include investment opportunities associated with new construction homes acquired through a relationship with a national homebuilder. Since the construction of The Garrison, four additional new construction properties associated with Realbricks offerings have been listed on the platform.

These properties are generally under construction at the time an offering becomes available for investors. Upon listing an available offering, construction of the associated property is expected to be completed within 60–90 days. Actual completion dates may vary.

After construction is completed and the property is ready for occupancy, the property may be marketed to prospective tenants. The property does not begin generating rental income merely because construction has been completed. Rental income depends on securing a tenant, executing a lease, occupancy, and rent collection.

New-construction homes may have characteristics that differ from existing rental properties, such as new appliances, smart-home features, or applicable builder warranties. These characteristics do not eliminate maintenance costs, repair expenses, vacancy risk, or other operating risks.

Realbricks evaluates potential investment opportunities through a structured evaluation process. This process is designed to help our team assess a range of market, property, and operational characteristics when determining whether a property may be suitable for a future SEC-qualified offering. Investors should consider the risks associated with real estate property investments, including lease-up periods, changes in rental demand, and operating costs.

Liquidity Events

Liquidity on the Realbricks platform generally occurs through two types of events: the completed sale of an underlying property or transactions between investors via the Secondary Market. The sale of a property is at the discretion of the property manager and secondary transactions are dependent on supply and demand. So while there are opportunities for liquidity, neither method provides a guarantee of liquidity.

Completed Property Sales. Three properties associated with offerings on Realbricks have been sold: Templeton, Cedar Ridge, and The Stag. When a Realbricks property is sold, the net proceeds in the form of appreciation of an underlying property are handled and distributed in accordance with the terms of the applicable offering documents. The amount ultimately received by investors can depend on the property’s sale price, transaction expenses, other applicable costs and obligations, and the terms of the offering.

Short-term property turnover is not the goal of the platform; instead, the Realbricks platform provides investment opportunities from the perspective that real estate investments are generally considered long-term investments. However, there is no predetermined holding period that guarantees when or whether an underlying property will be sold.

Investors purchase ownership interests in the entity that owns each property and should be prepared to hold those interests for an extended period of time.

Secondary Market. Realbricks is also developing a Secondary Market designed to allow eligible investors to buy and sell shares of participating offerings with other users through the Realbricks marketplace. The Secondary Market is a peer-to-peer marketplace to present a new option for liquidity to investors. It operates separately from the Primary Market, where investors purchase shares directly through an initial offering.

The Secondary Market may provide eligible investors with an opportunity to offer qualifying shares for sale, but liquidity is not guaranteed. A successful transaction requires a corresponding buyer and seller.

Shares may not sell immediately, at a particular price, or at all. Investors should be prepared to hold their shares for an extended period and review the applicable offering documents, marketplace terms, fees, and risk disclosures before participating.

Understanding performance on Realbricks

When you invest in a real estate offering on Realbricks, you acquire ownership interests in an entity that owns real estate, rather than purchasing the entire property individually.

Each offering is associated with a specific property, and the financial performance of each offering depends on the operations of the underlying property. Factors that may affect results include:

  • Occupancy and tenant turnover
  • Rental income collected
  • Property management and maintenance expenses
  • Property taxes and insurance
  • Repairs and capital expenditures
  • Leasing and administrative costs
  • Property-level reserves
  • Other property-specific operating events

If a property is rented and generates net operating income from an executed lease, investors may receive distributions in accordance with the terms of each applicable offering. Distributions, if declared, are allocated on a quarterly basis in proportion to the number of ownership interests, or shares, an investor owns. Distributions are not guaranteed.

Q3 2026 Distributions

In the third quarter (Q3) of 2026, Realbricks continued to offer fractional real estate investment opportunities for everyday investors by initiating the rental period for The Macallan in mid-August, completing construction of The Rossville followed by an executed lease agreement, continuing construction of The Melwood, and executing leases for two other offerings. Realbricks’ mission is to help more people participate in real estate investing by providing transparent, accessible investment opportunities designed to support long-term financial goals. Here is a look at how we have worked toward achieving this mission in Q3 2026.

Status of Realbricks Offerings as of Q3 2026

Distributions for 2026 were calculated for applicable offerings based on the operating results of the underlying properties and the terms of each offering. Net operating income is the actual rental income received less the operating expenses. Expenses may include property management costs, maintenance and repairs, insurance, property taxes, and other costs associated with owning and operating the property.

Occupancy and tenant turnover, rental income collected, expenses incurred, and other property-specific operating events may affect whether an offering generated positive net operating income and whether a distribution was declared.
